Can you legally run an STR at your property?
Indian STR rules depend on how you use the property, not which platform you list on (Airbnb, Booking.com, Vrbo, MakeMyTrip are booking channels — not legal categories). Answer two questions to get the right guidance.
Step 1Do you (the owner) live at this property?
Category 1: Homestay / B&B
You live at the property. Register with state tourism department under the Incredible India Homestay Scheme. Max 1–6 rooms.
Category 2: Investor STR
You don't live there. Legal grey zone — no central law covers this. Municipal trade/guest-house licence required.
Police & FRRO Rules
Guest register and Form C for foreign guests apply to ALL hosts regardless of property type or platform used.
GST: Platforms Handle It
Airbnb, MakeMyTrip, Booking.com, Vrbo collect & deposit GST on your bookings under §9(5) CGST. You don't need to add GST separately.
RWA / Apartment Rules
Co-operative housing society bye-laws often restrict STRs regardless of government rules. Get written NOC before listing.
Platform ≠ Registration
Listing on Airbnb or MakeMyTrip does not count as legal registration in India. These are booking channels only.
